This study examines the distribution of educational and residential buildings of Southern Federal University (SFU) across the city and its impact on the educational process and the well-being of students and faculty. The analysis identifies three concentration zones: the Western micro-district, the historical city center, and some other areas. Optimal placement of educational and residential buildings within SFU's campus is shown to reduce commuting time, stress, and fatigue, resulting in a more effective educational process. However, the presence of separate buildings in different parts of the city leads to high dispersion and presents challenges for students and faculty. The study emphasizes the importance of optimal university space planning to enhance learning conditions and overall productivity in the educational process.
